In the first article we discussed the basics of playing against weak players, we talked about how weak players can be harder to play against because they do not succumb to bluffs and advanced moves easily. We also talked about what to do when weak players check a lot and what to do. In this article we will talk about what to do if weak players bet pre flop then check. We will also discuss how to play monster hands against weak players.

As I have mentioned in my previous article weak players like to play with hands and fold with nothing. This makes it easy to suss them out, as they are predictable in their game play. Where advanced players come unstuck is when they try to over complicate things. Weak players simply don’t understand advanced tactics and so you must adopt your game to reflect this.

Let’s have a look at pre flop play. As an example lets say your opponent bets, you raise and he calls. From this you can ascertain that he must have a fairly good hand as he called your raise (standard poker theory). The flop comes down and he checks. This suggests that he did not connect with his cards because as I have said on a number of occasion’s weak players like to bet hands and like to fold duds. So if he checks you can go for a bluff here. Chances are he will fold his hand.

I feel it is important to mention here that poker is a game of understanding your opponent. If I don’t mention this now I’m sure I will have a few people saying, “I put a big bet in and they called and it ruined me”. You need to judge your opponent even if he is a weak one and go with your gut instinct. My aim here is to try and identify common traits amongst weaker players, not tell you how weak players will play in every situation. Now that I’ve got that out of the way we can move onto playing monster hands.

Say you flop the full house on the flop. Normally I would suggest going straight in for the kill with a huge bet. Against weaker players I would suggest slow playing it. The reason for this is you want to give your weaker opponent the chance to draw a card that will help his hand. In my previous article I mentioned that weak players like to play any hand they get, so you are looking for them to hit a pair or better still a 2 pair. If this happens chances Are you can move them all in and take the profits.

If you are new to poker chances are you will recognise a lot of these plays in your own game. By identifying these traits you can eradicate them from your game and become a stronger player as a result. One of the most common mistakes I made in my game when I first started playing was playing suited trash hands such as 8 3 diamonds. It took me a while to realise that these hands rarely come to much and as a result you end up throwing good money after bad.

Poker is a game of playing the player. A lot goes on instinct rather than simple mathematics. There is no magical formula for no limit texas hold’em poker. Sometimes you will get lucky on the river and sometimes you will get unlucky. By following some simple guidelines you can get a better idea of when to play, but there is an element of luck involved. Container gardening is for everyone. Whether all your gardening is done on a deck, in window boxes, even if you have an eighty by fifty foot garden, plants in containers will always have their place - can always be used to highlight, illuminate, accent and decorate your out-door living areas and places of visual prominence.

Metal pans, clay urns, terra cotta pots, wine tubs, wood boxes, bath tubs, glass bowls, wire baskets, sisal rope planters, cement hollows, hyper tufa hand crafted containers and broken crocks - to mention a few, all work well as planters.

Real wine tubs are excellent because they are already naturally ‘cured’ so resist rot. Redwood and Cedar are the most expensive woods but they last wonderfully well outdoors, need no weather treatment beyond a quick spraying of a preservative and are a pleasure to see, but beware. Many ready made planters are built of solid cedar on the outside but use toxic treated pine on the inside. Look for a sickly greenish yellow color. If it doesn’t look inside like the same wood on the outside, don’t buy it, or put a liner in it.

Liners can be made of metal, fiber glass or plastic, none of which is ideal because they don’t breathe but all of which will work. If you use a liner be sure to provide holes for good drainage.

Redwood planters are often dyed and that dye is questionable, as are those planters’ method of binding, (often flat metal bands which break before the wood has deteriorated.) If you choose a planter of this kind, you will do well to give it extra support before the binding breaks.

When selecting or making wood planters keep in mind that the more soil surrounding the roots of the plants the less tendency there is for desiccation and for freezing so keep them as large as space and pocket allow.

Terra Cotta pots are better than glazed clay or plastic pots because their permeability allows the passage of air. If you have a particularly pretty glazed pot, you’re better off planting in a plain pot and putting that inside the decorative one.

Container Making

With a little labor you can make your own attractive pots and basins. Here’s how:

If you have access to a level of ground: Dig a hole to the desired depth of pot you want. Take a plastic container, ( a child’s bucket, a water jug with the pointed end cut off, etc.) and put a round hole or two in the bottom. Coat the outside with vegetable oil and place it upside down in the hole over a mound of earth leaving, about two inches evenly all around between the container and the surrounding soil, and between the top, which will become the bottom of the pot, and the ground.

Into the holes of the container place snug fitting dowels or sticks extending above ground level. (The cement is going to go over the bottom of the plastic container and the dowels will stick through it, for drainage holes.)

Purchase a bag of sackrete, (a ready mix of sand, gravel and cement), and a small bag of peat moss. Mix a batch of sackrete, (follow directions on the package, making it the consistency of thick soup), adding a couple handfuls of peat, and if you like, of soil for an earthier look.

Pour this mixture into the hole and over the top of the plastic container
being sure the sticks are protruding through, and tamp it down. When the mix becomes firm, but not hard, carefully twist out the sticks.

When the concrete is hardened, (there are different kinds of mixes so read the bag label to see when this should be), remove your pot from the ground. The plastic container should slide out readily. Wire brush or hose off the pot and plant it up.

If you don’t have access to a level of ground: Get two cardboard boxes, one of which fits into the other with about an inch or two of space between all around. Unless they are very strong, reinforce them with tape around the sides and over the corners. Smear some vegetable over the inside of the larger and the outside of the smaller. Cut several candles each to two inches in length and fix these to the bottom of the larger box, evenly spaced. Make the mix as described above and fill the larger box to the tops of the candles.

Place the smaller box inside the larger, resting on the candles, and put a little weight in it. Work the sackrete mix between the boxes to whatever height you want the sides of your container to be. If necessary you can put small blocks of wood between the two boxes to keep the spacing right.

When the concrete mix is hardened, pull away the boxes. If the candles don’t easily pull out of the bottom you can drill through them.

Experimenting with these two methods you can fairly easily make a variety of shapes and sizes of attractive containers.

Designing With Containers

If you are grouping containers together, such as on a deck, a variety of sizes gives the best look. Aesthetically, you are better off with say, one large container and two smaller rather than three medium sized pots. In addition, they needn’t all be on the same plane.

Put a few on benches or tables or inverted pots and if possible, use hanging baskets and wall planters as well. All manner of old tubs and basins can be effective design elements in a container garden and as with size, a variety will give a richer look than will a collection of pots all of the same kind. Do have a repetition of textures, however, as overly eclectic can look too busy.

As with containers, a variety of plants, from small ornamental trees through shrubs and vines to perennials and annuals creates the most satisfying container garden. The idea, generally, and if space allows, is to create an environment, an little ecosystem comprised of members from several plant groups. Hanging baskets contribute to this effect too, bringing the garden upward and allowing it to reach downward. A future edition will be dedicated to hanging baskets and wall planters.

A woman once visited a counselor to ask a question about her marriage. I have a funny feeling that you might not be especially impressed with the answer she was given.

All the same, I’ll take my chances. I think my shoulders are broad enough.

I stand by the counselor’s response 100%.

The questioner (let’s call her Jane) was married to a divorcee. Her husband (John) had to pay a certain sum of money every month to his previous wife as alimony, or whatever.

Sticky patch

He had just started a
new business and was passing through a financial sticky patch. The obligation to his ex-wife, on top of everything else, was putting John under a lot of pressure.

Jane was a working person and gladly helped to pay the family debts. She never thought twice about it. But could she be expected to contribute in this case?

Surely, reasoned Jane, her husband’s financial commitment to somebody to whom he had been married previously had nothing to do with her? Yes, she and John were life partners and she was happy to
share all his burdens.

But even for what happened in a previous life, so to speak? Wasn’t that going too far?

“I must confess I don’t really understand your question,” the counselor gently told Jane after listening intently to her dilemma.

“You and John are husband and wife. John has a debt. He’s struggling to pay it. What difference does it make what the debt is for? It’s a debt, period!”

The counselor smiled warmly at Jane before she continued.

“His problems are your problems. You’re in this together. Why on earth shouldn’t you help pay the debt? If, after all, it’s difficult for
you to accept this, it must be that there’s some deeper problem in your marriage…”

And that’s it.

Don’t hit the roof!

Now, it’s important not to misunderstand the counselor, or me. I don’t want your blood pressure to hit the roof! We have to keep cool heads and put everything in the proper perspective.

First of all, she wasn’t implying, of course, that John now had a licence to sit back, put his legs up, and meditate blissfully about the higher meaning of life, while his dear and ever obliging
spouse worked like a donkey to pay the price of his past.

Not at all. I should think that’s pretty obvious, but I have to stress it just in case.

Secondly, when we talk about husband and wife being full partners in the business of living, about sharing each other’s burdens - financial or otherwise - no less than each other’s joys, we are not saying for one moment that either party must contribute more than is reasonable.

In the case of our story, Jane was a high-earning professional. In other instances, a wife may bring in little or no income, for any of a number of reasons. It may not be desirable that she be working at all.

And not only money!

But that’s hardly the point. We’re talking of quality, rather than quantity. One can only do what one can, but it’s the real desire to help that counts. And contributing doesn’t only mean
money.

I’ll let you in on a little secret. I don’t really like the use of the word PARTNER in connection with marriage.

True, we’ve used it up to now, for want of a better term. It does come in handy to describe a good marriage relationship, up to a point.

Yet, I hardly think that an ideal marriage relationship is a “partnership” in the same sense that we talk about a business partnership, for example. Not at all. When we think of a partnership, we usually think about a contract between two parties. A 50-50 sharing of responsibilities,or the like.

Confused?

A little confused? Well, let me explain!

Do you have children? Good! Do you love them?

“What a question!” you exclaim, “Gee, how I love them!”

“Don’t you know the sacrifices we made for them? From the moment they came into this world, when they depended on us for their very survival, my spouse and I gave them our all. Just as much as a
whimper from them in the middle of the night, and we were there to attend to their needs. Even now, they may disappoint us, anger us or hurt us, but we continue to cater to their every whim…Do you
need any greater proof that we love them!”

So…is that why you’ve done so much for them - because you love them so much?

Wrong way round

Could be. But even more, I’d say it’s the other way round: You love them so intensely BECAUSE you’ve done so much for them!

This is nothing more or less than human nature, and I think there’s a great lesson for us here. We need to think about this very carefully.

Sometimes, when two people begin to think about marrying each other, they think in terms of some business arrangement. Whether they verbally express it that way or not, their minds work something
along these lines:

“You have needs and I have needs. Maybe, if I satisfy yours, you will satisfy mine. You wash the dishes and I’ll pay the rent. Sundays to Tuesdays I’ll take out the garbage, and for the remainder
of the week you will. Other duties will be divided by mutual consent. For every suit I buy, you can buy two pairs of shoes…”

If this is the marriage you want, good luck to you! It’s a free world. But will you be happy? I mean, really happy? I wonder.

Many people will tell you that for a happy marriage, you need what they describe as “give-and-take”.

Give and take? Nonsense! Forget about it!

What you need is “give and give.” And give again. And again.

That’s the royal road to happiness.

Not sure how to invest your donation for the good of those who
most need it? Here are some tips for choosing a charity wisely.

If your heart is touched with a longing to donate money to a
good cause, you may feel unsure which charities need or deserve
your contribution the most. Before throwing a handful of dollars
at the first cause to come along, consider these steps to help
you decide where you want your donation to go:

1. Does this charity represent a cause that you have a passion
for? Perhaps it helps to feed hungry children overseas. Or it
may provide services to disenfranchised groups here in the
United States, such as Native Americans or Asians. You may be
more interested in offering a gift to a particular social
service group that serves a special need, such as unwed mothers.
Whatever your preferred cause, find out more about it before
writing a check.

2. Learn more about the overall need either globally or
nationally. Rather than donate to the first organization that
catches your attention for world hunger, for example, find out
about the various types of non-profit organizations that strive
to meet this goal. You can browse the Internet in search of
these agencies, or visit the local library for information about
the types of relief agencies that are operating successfully,
how long they have been in business, and whether their financial
reports meet with public or professional approval.

3. Check out a specific organization before contributing. Ask
for a copy of the annual budget report; many agencies make such
information available to regular and potential donors. You also
may want to visit the site if it operates in your area, as well
as the location it serves. If the service area is located too
far away for a visit, go to the Web site and see what is
outlined there. Many charitable organizations have a Web
presence these days, and chances are the one you’re interested
in will, too. Contact the people it purports to have helped and
see what they say about the service they received.

4. Ask how your money will be spent. In large organizations,
collections often go into the overall operating budget. But
sometimes special collections are made to buy school supplies
for kids, to provide immunizations against parasite infestation
due to poor water, or for other fund-raising projects. Determine
whether you want your donation to be used in a particular way or
if you feel it is acceptable to simply add your contribution to
the overall budget.

5. Do a follow-up check. After making a donation, whether
one-time or ongoing, you may receive a letter indicating how
your money was spent. If not, you may get a simple thank-you
letter acknowledging receipt of your contribution. You may wish
to get in touch with the agency to ask how the project you
donated to is going: did they meet the goal? Was the project
completed? Is it working out as expected?

To be an effective giver, take stewardship of your assets and
learn more about the organizations to which you donate money. As
news stories continue to report charitable abuses, you will be
glad you did everything possible to check out your agency before
putting your money into its pocket.

Your house is a potentially large source of ready money if you
are willing to sacrifice some of your equity in return for
liquidity. Cash-out mortgage refinancing is one way to access
this cash.

What is cash-out mortgage refinancing?

Cash-out refinancing involves refinancing your mortgage for more
than you currently owe and pocketing the difference. If you have
been paying down your mortgage for some time, then the principal
on your mortgage is likely to be substantially lower than what
it was when you first took out your mortgage. That build-up of
equity will allow you to take out a loan that covers what you
currently owe — and then some.

For example, say you owe $90,000 on a $180,000 house and want
$30,000 to add a family room. You could refinance your mortgage
for $120,000, and the bank will then hand over a check for the
difference of $30,000.

You can take the difference and use it for home renovations,
second-property purchases, tuition, debt repayment or anything
else that needs a significant amount of cash. What’s more, you
may be able to get a more favorable interest rate for your
refinanced mortgage.

However, if the interest rate offered for your refinanced
mortgage is higher than your current rate, this probably isn’t a
sensible choice. A home equity loan or line of credit (HELOC)
might be a better idea.

Typically, homeowners are allowed to refinance up to 100 percent
of their property’s value. However, if you borrow more than 80
percent of your home’s value, you may have to pay private
mortgage insurance, or pay a higher interest rate.

Ugly houses can be great investments, but we don’t buy them. We understand that there are lots of valid ways to make money investing in real estate. Buying and rehabbing ugly houses is certainly a good one, but we’ve chosen a different strategy. Our strategy is to buy good homes that are ready, or nearly ready, to move in. It has worked well and generated consistent profit deal after deal.

Can’t imagine getting a good deal on an attractive house? Believe it or not, there are bargains to be found because nice houses do go into foreclosure, people do move, and people still need to sell fast for a lot of different reasons. Sure, not every house we buy is beautiful and has an immaculate lawn. But you would be surprised at how many “ready to sell” houses are available at below market prices.

Like anything else, it takes work and know-how to find good houses. Here are three good reasons to look for clean, attractive houses.

1. Rehab and marketing time is greatly minimized. In many cases, you can show the house even before you buy it. In fact, if a house is clean and ready to show, we insist that we be able to show it during the time between signing the contract and closing on the house.

We are closing on a house in Chattanooga, TN this month that we sold before we even bought it. How did we do that? The seller was motivated because they had already purchased another house. We actually put a contract on it with the contingency that we would have it sold before we bought it! Our system of selling almost all of our houses on lease-to-purchase contracts keeps our average marketing time down to a week or two, so the contract with contingency was still very attractive to the seller.

The house was ready to sell. We only spent about $500 to fix it up. We sold it through a lease-to-purchase contract before we bought it, and our profit is $14,400 on this deal.

2. There are few rehab surprises. In our experience, no matter how carefully you examine a house before you buy it, there are always unexpected expenses in the rehab phase. It’s just hard to foresee some things until you begin remodeling. Of course, we prefer to keep these surprises minimized. Nice houses with little or no rehab are great for minimizing the surprise.

Incidentally, this is a good reason to have a home professionally inspected before you buy it. It’s also a good reason to budget some contingency funds for houses that do require remodeling.
3. Free up your time. You may enjoy the rehab and remodeling, but the path to true wealth in real estate is in finding and making the deals. If you are buying nice clean houses, then your time is spent in the deal making, not in managing the remodel projects.

Because we’ve made the choice to buy attractive homes, our profit margins may not be as extraordinary as some rehab deals might appear. We don’t have any stories of buying a house for $35,000, investing $35,000 in rehab and then selling for $100,000+.

Instead, our path to wealth has been through buying nice homes from motivated sellers at below market prices. We sell these houses through lease-to-purchase, or “rent-to-own” contracts at market or slightly above market prices. Our profit is generally $15,000 to $20,000 per house and our marketing time is usually less than two weeks.

You can do the math and see that buying nice houses can be very profitable for an investor. In our case, we prefer to handle more deals with these consistent profit margins, than work through the added stress of ugly houses.

You hear it regularly, and in your heart you know it’s true. Yesterday is over and done with, and tomorrow may never come. So all you really have is right here, right now.

There’s a difference between looking forward to a future event and wishing away your life between now and that future time. One gives you a positive focus for moving forward and the other completely robs you of the ability to enjoy the journey. If life were all about the destination, none of us would experience more than fleeting moments of happiness. By learning to enjoy the process of day to day living, working towards your goals, appreciating the small pleasures and even the terrible lessons we experience along the way, we can develop an awareness of a much more sustainable type of happiness.

Similarly, worrying about potential future events also makes it impossible to be happy in the present moment. And the great shame about this is that your worry won’t prevent that awful thing happening. And as it hasn’t yet happened you owe it to yourself to relax and make the most of what is going on right now. When you catch yourself feeling anxious about the future, stop and ask yourself these questions:

Is this future event that I’m worried about a certainty or a possibility?

If it’s a certainty, is there anything I can do right now to help alleviate the situation?

Does stressing myself out about it now help in any way?

It is important to make plans for the future, but to live in the present. In order to reach your destination, you need to take action in the present. Living too much in the future might mean you have tonnes of plans, but nothing to show for them, and goals that are never achieved.

Here are some tips on how to become more present-moment oriented:

Every day, take some time out: close your eyes, breath deeply and feel every muscle in your body relax by mentally working your way from your face all the way down your body

Ask yourself: what do I need to do now?

Check in with yourself regularly throughout the day and become aware of how you’re feeling. What can you do to improve that if you need to?

Remind yourself every day to enjoy the journey.
